FlashSeal - Chimney Flashing Repair

Water leaks can occur from a variety of locations. The flashing around the chimney can often be an overlooked source of the water intrusion. We inspect and report to you the current condition of your chimney flashing as part of every roof inspection we perform. Sometime we encounter chimneys that have no flashing at all or have had numerous coatings of roofing tar appied in failed attempts to fix a water leak. While numerous products are on the market, we have firsthand knowledge of the most effective products and repair techniques. We recommend chimney flashings be inspected and updated when the roof is being reshingled. In between new shingles we recommend Flash Seal as the best product for repairing leaky chimney flashings.

 

FlashSeal is a versatile flashing repair system that, when dry, forms a flexible waterproof membrane. Your chimney crown is located at the top of your chimney and is designed to help with water shed. Chimney fires, freeze damage or thermal shock, and exposure to the elements can cause cracks, water retention, and deterioration to the crown. Depending on how extensively the crown is damaged, determines what repairs can be made. Minor cracks can be filled and the entire crown repaired and sealed with a specialty product called CrownCoat. In some situations the chimney crown maybe completely missing or the damage is too extensive it cannot be saved and must be completely rebuilt. We demolish the old crown, install an expansion joint around each of the existing flues, and pour a single cast concrete slab which is placed over the chimney flues and weatherproofed. Various ornate castings are available to match the décor and age of the home.

Every year we see preventable water related damage to masonry chimney systems including freeze thaw damage, brick spalling damage, cracks in chimney crowns and brick, mortar bond breaks, efflorescence deposits, and vegatative growth.
